First Maintenance Company was started in Oklahoma City in 1982. The business was originated by a family with more than twenty years' experience in building services in Texas and Oklahoma. In March 1984, Robert T. Lewis, II and Jay V. Wells purchased the company. The company was incorporated as an S-Corp in the State of Oklahoma. Robert T. Lewis, II acquired 100 % ownership in September 1993. Since 1984 he has personally operated the company. In March 1989, Robert T. Lewis, II, Jay V. Wells and Phillip W. Ashley acquired First Maintenance Company of Tulsa. Mr. Ashley operated first Maintenance of Tulsa until ownership and operations changed in Jan. 1, 2005 to Bill Farr, son of the founder of First Maintenance Company. In January 2007, Christopher Lewis was named president of First Maintenance Company.
Since its inception, the business has grown into one of the largest janitorial and commercial service contractors in Oklahoma. The company cleans in excess of six million square feet of office, training, research, medical, school and government facilities in the State of Oklahoma. Project sizes range from a few thousand square feet to several hundred thousand square feet and are under the management of most of the major property management companies in the State of Oklahoma.
One of the key differences between First Maintenance Company and its competition is the involvement of upper and middle management. An Account Executive is assigned to each building and coordinates efforts between tenants, building managers and cleaning personnel to promptly address problems and special requests. Additionally, all personnel at the supervisor level or above are on call 24‑hour a day to provide responsive service to customers.
First Maintenance has been fortunate to provide services on a diverse range of projects. These include a past 5 year contract with the Federal Department of Transportation at their FAA Mike Monroney Aeronautical Center which encompassed in excess of 2 million square feet and 10 year contract for Will Rogers World Airport. Currently our reference sheet shows such clients as, Integris Medical Centers, The Tower Building, OG&E, Sandridge and many of the most prestigious properties in Oklahoma.
In addition to the janitorial services, First Maintenance Company started the Downtown Clean Team for DOKC in February 2002 to begin the daily cleaning of all the sidewalks in the Business Improvement Districts. Areas where these services are provided include the Central Business District (CBD), Bricktown, Automobile Alley, Film Row, Deep Deuce, Western Ave BID and the Stockyards.
This led to a contract with City of Oklahoma City to sweep all the Oklahoma City streets with the larger capacity trucks and then onto contracts with the City of Tulsa, the City of Muskogee, the Oklahoma Turnpike Authority, the City of Shawnee and the City of Yukon. We currently operates 14 sweeper trucks including three CNG powered street sweepers. We also operate three trash trucks providing trash collection services for the Oklahoma Turnpike Authority on five of the major turnpikes in the state.
Also in 2002, First Maintenance was approached by one of our clients with a request to provide them with mowing services at a large number of industrial sites. We responding to that request by recruiting some of the finest turf management specialists in the area. In 2011, First Maintenance was servicing 200+ locations across the state of Oklahoma.
Currently, our companies clean 6+ million square feet in the Oklahoma City area and an additional 1+ million square feet across the state of Oklahoma and sweep 3200+ miles of streets per month. We employ 330+ people at 200+ various job sites to accomplish these remarkable client services.
